You Can Now Book a Hotel That Will Not Exist for 19 Months

Park Hyatt has started taking reservations for a hotel that will not open its doors until spring 2027. The Park Hyatt Mexico City Polanco is accepting bookings for stays from 1 April 2027, a booking window of roughly 19 months that is unusual even in luxury hospitality, where 12 months is the normal horizon. Opening the calendar this early is a bet that Mexico City’s demand curve is strong enough that travelers will commit to a building they cannot yet walk into.

The property rises 30 storeys above Campos Eliseos, the tree-lined avenue running through Polanco, and looks out over Chapultepec Park, one of the largest urban green spaces in the Americas. That puts guests within reach of the park’s trails, gardens and museums, and next to the National Auditorium. Inside there will be 155 guest rooms and 38 suites, including a two-bedroom presidential suite, plus more than 8,500 square feet of meeting and event space with a grand ballroom and an open-air terrace.

The food and drink programme runs to four indoor and outdoor venues: a specialty restaurant, an all-day dining room, a modern Mexican concept and a cocktail bar built around agave spirits. A rooftop pool sits above it all, and the wellness offering is a full-service spa called Tezca, with treatments drawn from Mexican tradition. Rates for the opening period start around $931 a night, and the hotel enters the World of Hyatt chart as a Category 6 property, putting award nights in the 20,000 to 40,000 point range.

Above the 19th floor the building turns residential. The Park Hyatt Mexico City Polanco Residences comprise 27 private homes across six layouts designed by Sordo Madeleno Arquitectos, conceived to feel like moving through an art gallery. Arte Abierto is curating the contemporary Mexican art throughout, including works by Damian Ortega and Michelle Aubert. The hotel is one of three new Park Hyatts in Mexico, following Park Hyatt Cabo del Sol, which opened last year, and Park Hyatt Riviera Maya, due later this year.
